Mojácar is a small municipality on the Almería coast, near the Murcia border, and the most useful thing to know is who lives there. Close to half of its registered residents are foreign nationals, and just over half of those are British. Almería city and Adra are Moroccan-led and Roquetas de Mar is Romanian-led; Almuñécar is also British-led, but its leading nationality is under a sixth of its foreign residents against just over half here. A reader arriving from Benidorm or Torrevieja should adjust for scale first.
The INE padron recorded seven thousand six hundred and eighty people on 1 January 2025. On the same date the Andalusian statistics office counted three thousand seven hundred and sixty seven foreign nationals, with the United Kingdom the leading origin; only the first-ranked nationality is published. The population is old: the average age is just over fifty and close to a third of residents are over sixty five.
Idealista's July 2026 asking price is up by about a sixth over the year, and Mojácar is dearer per square metre than Almería city or Roquetas de Mar, though below Almuñécar on the Granada coast. Five districts are listed and only three carry a price. Mojácar Pueblo is by far the cheapest of the three. A buyer should also weigh the gaps: no railway station, no weather station with published normals, and a reference hospital in Huércal-Overa.
The verdict
The upside is real. So is the downside. Both matter more than any brochure will admit.
A British majority among foreign residents
Just over half of Mojácar's foreign residents are British. Almería city and Adra are Moroccan-led and Roquetas de Mar is Romanian-led. Almuñécar is also British-led, but its leading nationality is under a sixth of foreign residents there against just over half here.
Not listed in the Junta's greenhouse mapping
The regional government's 2021 greenhouse cartography lists Roquetas de Mar, Adra and Almería city with well over a thousand hectares each. Mojácar is not listed in the municipal table, which records even Almuñécar's single hectare, so plastic does not shape the landscape here.
Untolled A-7 motorway access along the coast
The A-7 Mediterranean motorway serves the municipality and appears nowhere on the Ministry of Transport's list of state toll roads. No tolled motorway exists anywhere in Almería or Granada province, so coastal driving carries no toll cost.
Almería airport lists several UK routes
Aena's business data records twenty six routes from Almería airport in 2025 and just over eight hundred thousand passengers. Its undated destinations list includes Birmingham, Bristol, Leeds Bradford, Liverpool, Manchester, Southend and three London airports, which matters for a British-led town.
The village district costs far less than the coast
Idealista's July 2026 table puts Mojácar Pueblo at little more than half the price per square metre of Zona el Palmeral or the Pueblo Indalo, Ventanicas and El Cantal district, and its annual rise of about a tenth was the gentlest of the three.
No railway station in the municipality
Mojácar has no station. The only passenger railway in Almería province runs inland to Almería city, and even there trains have terminated at Huércal-Viator since 5 March 2024, with the last section into the city operated by road during high-speed integration works.
The reference hospital is in another municipality
Mojácar sits in the Norte de Almería health management area, whose reference hospital is the Hospital La Inmaculada in Huércal-Overa. No hospital was found inside the municipality, which has one health centre and one smaller consultorio clinic.
No weather station publishes climate normals
AEMET publishes normals only for its principal stations, and the only one in Almería province is at Almería airport, in a different climatic zone. We do not print a climate table for Mojácar because no figure exists that describes it.
A small municipality with an old population
Under eight thousand people were registered on 1 January 2025, with an average age just over fifty. Close to a third are over sixty five and about one in seven under twenty. There is one primary and one secondary school.
Two of five districts have no published price
Idealista lists five districts for Mojácar but prices only three. Zona Urb. Marina de la Torre and Zona Vista de los Angeles show no figure and no annual change, so a buyer in either is working without a neighbourhood benchmark.

Mojácar is for a buyer who wants a small, British-led town and accepts what small means: under eight thousand residents, an average age over fifty, one secondary school, no station, no published climate normals and a reference hospital in Huércal-Overa. If that list gives you pause, look elsewhere on this coast. Almuñécar, on the Granada coast, is also British-led but far more mixed, with the leading nationality at only about a sixth of foreign residents, three and a half times the population, a British-curriculum school authorised in 1993 and higher prices per square metre; its reference hospital is in Motril and it has no railway either. Almería city offers what Mojácar lacks: two hospitals in the municipality, an AEMET station, the airport within its boundary and a railway, though trains have stopped at Huércal-Viator since March 2024 and the Madrid Intercity pauses from 6 September 2026. Roquetas de Mar is fourteen times the size, cheaper per square metre and Romanian-led, but sits in the greenhouse belt. For rail, Cartagena, in Murcia, has Larga Distancia, Media Distancia and Proximidad trains to Murcia; Águilas and Mazarrón have none.

The dearest of the three Mojácar districts Idealista prices in July 2026 and the fastest riser of them, up by about a quarter over the year. It asks close to twice what Mojácar Pueblo does per square metre.
Second of the three priced districts and within a whisker of Zona el Palmeral above it on price, though it rose at about half Palmeral's pace over the year to July 2026. Two further districts here carry no price at all.
